There are many ways we purchase properties but our focus has always been on helping the seller get what they need out of the property while at the same time we have to be able to profit for ourselves and our investors. It has to be win-win or it isn’t a good deal. We have the ability to pay all cash and close quickly but at a price below market value or we can offer at or above market value if you are open to short term seller financing or a lease purchase. Typically the term would be from 36 to 48 months with an agreed upon cash out date. Our properties typically cash out much faster than the agreed upon term but if it goes to full term we pay you all cash.
